Property in Hyannis Port, adjacent to Kennedy, is listed for $19.8 million

For those who dream of spending the summer like Kennedy, now is your chance.

A high-rise Cape Cod estate located right next to the Kennedy Residence in Hyannis Port, Massachusetts, has hit the market for the first time in a quarter-century for $19.8 million, bringing with it decades of American history and plenty of seaside charm.

Known as “Harbor View,” the property sits on 3 picturesque acres next to the family home where Presidents John F. Kennedy and Jackie O. famously summered and transformed the quiet stretch of Cape Cod into the unofficial “Summer White Palace.”

The mansion’s iconic address comes with stories as legendary as the mansion itself – from Kennedy’s football games on the lawn to the more recent fame of Taylor Swift strolling along the beach.

“We’ve had the chance to see some of the area’s most stunning properties, but you really see a little bit of America when you come here,” said co-listing agent Maggie Gold Seelig of MGS Group Real Estate. Realtor.com.

“It’s like ‘if these walls could talk’. There is so much history that it is difficult to explain. “There is an incredible duality between looking back and looking forward.”

Offering 9,629 square feet of coastal luxury, Port View’s spacious, sunny rooms all feature front views of Nantucket Sound.

From open-beamed ceilings to rich mahogany floors, six fireplaces and empire staircases, every detail exudes old-school grandeur.

The 3-acre property also includes a 150-foot private beach, in-ground pool, hot tub, fire pit, and a wedding lawn designed by the famous Olmstead brothers. Harris Allen

Modern touches like large windows and reinforced seawalls keep the historic mansion affordable for today’s buyers while paying homage to its 1914 roots.

“It doesn’t feel very grand when you’re there,” Seelig added. “It can be comfortable but expand to accommodate a large-scale group. “We believe the next owner will be someone who knows how special this property is and the value of owning a piece of history.”

The site offers more than just great ocean views. Beyond the grand rooms and French doors that open to a spacious waterfront patio, Port View boasts a 150-foot private beach, in-ground pool, hot tub, and even a “wedding lawn” perfect for Camelot-inspired soirees.

With 26 rooms, including a third-floor game room and a rooftop widow’s walk, there’s no shortage of places to relax, entertain, or simply experience the magic of Cape Cod. Additionally, options for guesthouses, tennis courts or additional structures have already been given the green light for anyone wishing to expand the property.

The property last sold for $6 million in 1999, and the sellers have since spent an additional $5 million on improvements, bringing it to its current ostentatious state.

Co-listing agent Brian Dougherty of Corcoran knows this unique property has a special appeal: “There’s almost a moment of silence when you arrive. “One of the most photographed properties in New England.”

With only around 260 homes in Hyannis Port, Port View stands as a rare gem.

Dougherty sees the property as a prime candidate for a second home, noting that for the right buyer, it “could be a New England home base and headquarters.”

Located just 10 minutes from nearby towns and 8.6 miles from Hyannis Airport, the hotel offers the perfect blend of exclusivity and accessibility.

“It’s brilliant and a throwback to a simpler time. You feel instantly at ease, but there is so much to do nearby,” says Dougherty.

Agents hope to find a buyer who will appreciate not only the luxury amenities but also the property’s unique slice of American history.

After all, as Seelig puts it, “Owning property in a truly unique location is an opportunity. “There’s no other spot like this on all of Cape Cod.”
