90 High Holborn sold for £180m, Teddy made £385m

The Teddy Sagi Group has been steadily investing its assets in Holborn, culminating in the sale of its final estate. LabTech has now sold all six Holborn properties, with 90 High Holborn transactions alone reaching £180 million. The entire portfolio realized capital gains of approximately $500 million (£385).

Sagi first invested in Holborn in recent years, holding various properties for two to four years. With the sale of all six properties, LabTech realized significant returns.

Located in central London, Holborn is considered one of the capital’s most prestigious areas, with parts of Westminster, Camden (where Sagi also owns Camden Market) and the City of London. In addition to 90 High Holborn, five other properties sold by Sagi in the area over nearly a decade include Holborn Link, Victoria House, Labs House (the Sagi-owned co-working space brand), Herbrand Street and Selkirk House. Currently sold to British investment company Greycoat, the 90 High Holborn building comprises 17,000 square meters of office space.

Major tenants at 90 High Holborn include co-working chain Labs, which will continue to operate in the building. Labs currently has nine locations across London, providing workspace for more than 6,000 people across 350 businesses of all sizes, with occupancy rates exceeding 90%. Other high-profile assets previously sold by Sagi Group include Holborn Links, Victoria House and Travelodge.

Following the completion of its Holborn exit, Sagi is leaving the region entirely but remains committed to exploring new investment opportunities in London. Specializing in property acquisition, development and management, LabTech is actively seeking new acquisitions and partnerships in London and aims to maintain and grow its influence in the city’s property market.
